I expected to be out of pocket for flashing repairs and received funds from the seller at settlement based on the BPG inspection report. Upon further inspection from roofing companies, it was apparent that the extent of roof damage was much more extensive and I had no choice but to replace the entire roof. Every single sheet of garage roof plywood had to be replaced. No other portion of the roof had proportionately as much damage. Had I known how significant this issue was, I would have negotiated a fair allowance from the seller.

This is my second home inspection in a month. The first was by First Step Home Inspections on the house I am selling. I was very happy with their services, but they were not available for a prompt inspection in the time frame set forth in the purchase contract for the house I am buying.

Greg was personable and helpful to explain what he saw and give recommendations related not just to things he inspected but also to things we should consider with the house moving forward. He provided an online report the evening of the inspection which I printed to PDF with CutePDF. The report did not note the hot water temperature or a missing closet door we noticed, but noted a great many other things from bad light bulbs to necessary caulking, to minor roof damage.

Questions sellers should ask themselves (and their agent) after the home inspection
I try to write the reports so that realtors and repair contractors who may not have been at the inspection can understand what needs to be done, and why I consider it to be important. One of my long time goals has been to help improve the quality and professionalism of this industry. However, it can be difficult for sellers to challenge the inspection as a third party, since the relationship in question is between the buyer and the inspector. Typically, the buyer pays for their own inspection, and can use a licensed home inspector of their choosing. However, sellers who may be concerned about what might be found in an inspection sometimes opt to pay for their own pre-inspection. Based on the results, you can price your home accordingly, and you won’t be surprised by the results of your buyer’s inspection. Do note that any problems revealed in your pre-inspection have to be disclosed to your buyer.
BPG did not have a contractor to do the work on the inoperative garage door. After a week, I was told that I can find a contractor to do the work, but before the work gets done, the contractor has to send in an estimate and get approval. I work out of town during the week and do not have the time to do their job, and I STILL GET TO PAY MY $65 DEDUCTABLE! In the new home buying process, this was a breeze. For starters, he answered the phone immediately on the first call, no back and forth on messages. Following the call, he sent a .pdf outlining everything and we scheduled the inspection. This was on a new construction, so luckily not a lot had to be corrected. However, Mr. Allen was walked us through everything he found.
